Required Nightly Rate Calculator
Work backwards from the monthly income you actually want to the average nightly rate that gets you there.
How this rate is built
This tool starts from the nights you'll realistically book in a month (occupancy rate × 30), works out your fixed costs and cleaning costs for that same month, grosses everything up for the platform's service fee, then divides by the nights booked to land on one number: the average rate you need across those nights to hit your income goal.
It's an average, not a fixed price
Real listings don't charge one flat price every night — weekends, holidays and peak season usually earn more, and slow weekdays earn less. Treat the number here as the average you're aiming for across the whole month, then use the seasonal pricing planner to spread it across an actual calendar.
Frequently asked questions
What counts as "other fixed monthly costs"?
Anything you pay whether or not you have a single guest that month — mortgage or rent, property insurance, internet, streaming subscriptions for guests, pest control, and any recurring supplies you restock on a schedule rather than per stay.
Why does the platform service fee increase the required rate?
If the platform takes a percentage cut of every booking, you need to collect more than your target before the cut, not just add the fee on top — this tool grosses the number up correctly so the fee doesn't quietly eat into your income goal.
What if the required rate looks too high for my market?
That's useful information — it means your target income isn't realistic at this occupancy rate and cost structure. Try raising the occupancy assumption, cutting fixed costs, or lowering the income goal until the required rate lines up with what comparable listings nearby actually charge.
Does this account for how many nights guests typically book at once?
Yes — the average stay length is used to work out how many cleaning turnovers you'll have in a month, since cleaning is charged per stay, not per night.
